With forty years as a commercial real estate lawyer negotiating with banks on behalf of clients, I have guided complicated mortgage backed security loans, as well as medium and smaller sized loans, including construction loans, to successful conclusions. Negotiating out punitive boilerplate terms by knowing what to look for and how to get rid of them, can make all the difference between success and disaster.


Leases

Ownership Entities

Commercial real estate attorneys must be able to serve the client beyond the acquisition of the property. The creation and maintenance of ownership entities, such as limited liability companies, limited partnerships, corporations and variations of these entities is not automatic. Subdivisions

Declarations and Restrictions are long and complicated. They have to be well coordinated with property owners associations to meet the needs of the Developer, yet provide for a successful transition to self-governance of the subdivision. If they are not crafted to the unique needs of each subdivision, too often there are serious repercussions in the future.
